Can you live in High Grove full time or rent it long term?
Owners can live there full time: about 24% of homes (39 of 164) carry a homestead exemption on the 2026 Lake County tax roll, meaning they are the owner's permanent residence. Renting to long-term tenants is different. The HOA's 2025 buyer information says long-term rentals are not permitted, so High Grove does not suit buyers who plan a long-term rental.
Are short-term rentals allowed in High Grove?
High Grove is in unincorporated Lake County, whose code has no vacation-rental license, registration or minimum stay. Florida law (s. 509.032(7)(b)) limits local bans on vacation rentals. Owners need a state DBPR vacation-rental license, and stays of six months or less owe Lake County's tourist development tax. The HOA describes High Grove as a vacation-rental community and says long-term rentals are not permitted. At least 65 homes held a current DBPR license in October 2026.
