Phases 1A, 1C, 2, 3 and 3A are in the Riverwalk Community Development District, created by City of Orlando Ordinance 2022-44, so tax bills there include CDD assessments. What schools serve EverBe?

Orange County Public Schools' 2026-27 school zones place EverBe in Vista Lakes Elementary, Odyssey Middle and Colonial High School.

Zoning can change and varies by street, so confirm a specific address with Orange County Public Schools' Find My School tool, and compare school grades in the Florida School Accountability Reports.

Is EverBe the same as Vista Park, Vista Lakes or Lee Vista Square?

EverBe was planned under the name Vista Park, and county records still use that label, which also covers Lee Vista Square and Tivoli Gardens. Those two are older, separate townhome communities next to EverBe, with their own associations. Vista Lakes, north of Lee Vista Boulevard, is also a separate community; EverBe is only zoned for Vista Lakes Elementary. Meridian Parks, south of SR 528, is a separate community as well.

Can you rent out a home in EverBe?

No EverBe-specific leasing rules turned up in our research. The City of Orlando's home-sharing rules, in effect since July 1, 2018, allow stays under 30 days only when the resident lives on site and is present. Renting out an entire home short term counts as a commercial dwelling unit, which needs different zoning and licensing, so whole-home rentals under 30 days aren't allowed in EverBe. HOA documents often limit leasing, so confirm the current rules with the association before buying if you plan to rent.
