I live in Winter Garden, and this is the comparison I walk clients through most often. They're neighbors on the west side of Orlando, but they feel very different day to day. Here's how they stack up.

Home prices: what your money buys

This is the biggest difference. Windermere's median sale price is roughly $370,000 higher than Winter Garden's, and its average runs well over $2 million because of its lakefront and custom estates.

In Winter Garden, the same budget usually buys a newer home, often in a master-planned community with a pool, parks, and trails. Builders active in and around Winter Garden include Del Webb, Meritage Homes, Ashton Woods, D.R. Horton, Taylor Morrison, K. Hovnanian Homes, Toll Brothers, Mattamy Homes, and Pulte Homes.

In Windermere, you're paying for land, water, and privacy. Lots tend to be larger, landscaping is mature, and many homes have lake views or access to the Butler Chain of Lakes.

Lifestyle: small-town downtown vs. lake living

Winter Garden centers on its historic downtown. Brick streets, local restaurants, community events, and the weekly farmers market make it feel like a small town. The West Orange Trail runs right through it, so biking and walking are part of daily life for a lot of residents.

Windermere centers on the lakes. Weekends here often mean boating, golf, and time outside. The town has a charming downtown of its own, but it's smaller and quieter, and most neighborhoods are built for space and privacy rather than walking to shops.

Commute and getting around

Both work well if you commute into Orlando:

  • Winter Garden: about 20–30 minutes to downtown Orlando depending on traffic, with quick access to the 429 and the Florida Turnpike.
  • Windermere: about 25–35 minutes to downtown Orlando and the theme parks, with CR-535 and the 429 close by.

In either town, plan on a car for most errands.

Schools

Both are served by Orange County Public Schools, with elementary, middle, and high school options in and around each community. School zones can differ from one street to the next, so always check the specific address before you fall in love with a house. I'm happy to pull the zones for any home you're considering.

HOAs and fees

Most neighborhoods in both towns have HOAs. In Winter Garden's newer communities, fees often cover pools, parks, and common areas. In Windermere, gated and lakefront communities may also include security and higher-end amenities, and fees tend to reflect that. Review each community's rules and fees before you make an offer.

Good to know: the "Windermere" address

Many homes with a Windermere mailing address aren't inside the Town of Windermere itself. Parts of Horizon West and the Dr. Phillips area also use Windermere addresses. If a listing says "Windermere," it's worth confirming which community it's actually in, because taxes, HOAs, and schools can differ.
