Quick Answer

Accesso plans to break ground on Ovation Orlando in the first half of 2027, with all three districts expected to open in 2028. The project would replace the abandoned Orlando Sun Resort site at Interstate 4 and US 192 with dining, retail, entertainment, and three hotels. No tenants are confirmed yet, and the Delta hotel is a separate, adjacent property.

Ovation Orlando at a glance

  • Developer: Accesso, a South Florida based developer that bought the former Orlando Sun Resort site in 2025.
  • Location: northeast corner of Interstate 4 and US 192 in Osceola County, near Celebration.
  • Size: about 76 to 77 acres and 650,000 to 670,000 square feet, depending on the source.
  • Timeline: groundbreaking in the first half of 2027, with all districts expected to open in 2028.
  • Districts: Garden, Gallery, and Vibe, with three hotels totaling 740 rooms.
  • Tenants: none confirmed yet. Letters of intent cover about 450,000 square feet.
  • Delta hotel: a separate, operating 718 room resort next door, not one of the three planned hotels.

What is Ovation Orlando, and where is it?

Ovation Orlando is a planned mixed use dining, retail, attraction, hotel, and entertainment destination from Accesso, a South Florida based developer. The official Ovation site describes it as a 650,000 plus square foot project on 77 acres, with three districts, and says it will welcome visitors in 2028 and beyond.

The site is the former Orlando Sun Resort property at the northeast corner of Interstate 4 and US 192, in Osceola County, near Celebration and about a mile from Walt Disney World Resort. It is a visitor facing district in the middle of the traffic that already moves between Disney, Celebration, and Kissimmee.

Accesso bought the site in 2025. Reports differ on the exact acreage, square footage, and purchase price. The Orlando Real reports 76 acres and about 670,000 square feet, while the Ovation site says 77 acres and 650,000 plus, so this post does not print a single settled figure. What matters for buyers is the timeline, the tenant mix, and the fact that nothing here is open yet.

What is new in October 2026?

Two separate October 2026 updates are easy to mix up, so keep them apart.

Aerial photo of the cleared former Orlando Sun Resort site at Interstate 4 and US 192 in October 2026, taken by Corey HortonFirst, on October 14, 2026, The Orlando Real reported new renderings and an adjusted construction timeline from Accesso. Demolition and land clearing at the former Orlando Sun Resort site began in February, and by October 13 the land clearing was nearly complete. The new timeline is phased construction breaking ground in the first half of 2027, with all districts expected to open in 2028 and construction of the remaining phases beginning shortly after.

Second, in late October 2026, Aimbridge Hospitality announced it would manage the Delta Hotels by Marriott Orlando Celebration in Kissimmee, a 718 room resort owned by Accesso and adjacent to Ovation. That hotel is already operating. It is not one of the three hotels planned inside Ovation, and it is not a new opening. The news is a management change and a planned meeting space addition at an existing resort, reported about two weeks after the Ovation timeline update, not a second Ovation opening.

If you see a headline that seems to say Accesso bought the Sun Resort and the Delta hotel in one deal, read it as two Accesso properties in the same corridor, not one purchase.

What will the three districts be?

The earlier plan had five themed zones. The October 2026 update reorganizes them into three districts: Garden, Gallery, and Vibe. The design phase is still in progress, and The Orlando Real notes that changes are possible, so treat these district descriptions as concepts, not a final tenant list.

The Garden is described as a relaxed waterfront setting with tropical landscaping, dining, and boutique retail, with shaded promenades and patio dining.

The Gallery is described as a creative hub blending art, technology, and immersive retail, anchored by one of the hotel properties.

The Vibe is described as a high energy, media rich environment with flagship retail, dining, and entertainment, plus bars, lounges, and restaurants with patios and digital facades.

The planned tenant mix is about one third restaurants, one third entertainment, and one third retail. The project also plans three hotels with 740 rooms, separate from the 718 rooms at the adjacent Delta resort.

What is confirmed, and what is not?

RSP Architects rendering of the planned Ovation Orlando district at dusk with a hotel tower, shops and a lakefront fountainConfirmed, as of the October 2026 updates: the developer, the former Orlando Sun Resort site at Interstate 4 and US 192, the three district names, the phased timeline of a first half 2027 groundbreaking and a 2028 opening expectation for all districts, and leasing activity with letters of intent submitted for about 450,000 square feet of space, as reported by The Orlando Real.

Not confirmed: tenants. The Orlando Real reports that there are currently no confirmed tenants, but leasing is under way with significant interest from leading national and international brands, in Accesso's words. That means any restaurant, shop, or attraction name you see attached to Ovation right now, unless it comes from Accesso itself in a later announcement, should be treated as rumor or wish list, not a booking. That includes store and restaurant names that appear on artist renderings.

Also not settled: the final design, the exact opening date within 2028, and the phasing after the first districts open. The Ovation site says 2028 and beyond, a reminder that 2028 is an expectation, not a grand opening date yet.

How does the Delta hotel fit in?

The Delta Hotels by Marriott Orlando Celebration sits at 2900 Parkway Boulevard in Kissimmee, about 1.5 miles from Walt Disney World, adjacent to Ovation. Aimbridge Hospitality, a third party hotel management company, announced in late October 2026 that it had added the 718 key resort to its portfolio.

The resort recently underwent a renovation reported at about 35 million dollars, with a redesigned lobby, refreshed restaurant and bar spaces, more than 13,000 square feet of meeting and event space, two outdoor pools, and a complimentary theme park shuttle. It operates under a Delta Hotels by Marriott franchise secured through 2042.

Accesso also plans to add roughly 10,000 square feet of meeting space to the convention facility and renovate the lobby to include additional meeting rooms. No completion date was announced for that addition, so it should not be counted as available space yet.

For a buyer, the Delta news shows Accesso already owns and is investing in an operating hotel next door, even though the Delta resort and Ovation remain separate properties.

Why does this matter if you are buying nearby?

A project of this size changes the conversation around homes near Celebration, Kissimmee, and Horizon West in three ways, even before it opens.

First, it adds a dining and entertainment draw that is not a theme park ticket. For families in Horizon West or Winter Garden who already drive to Disney Springs or Celebration Town Center for a night out, Ovation would add another option in the same corridor.

Second, it adds visitor and workforce demand to the corridor. Three Ovation hotels with 740 rooms, plus the adjacent 718 room Delta resort, mean more jobs, more short stay visitors, and more traffic on Interstate 4 and US 192. That is a plus for rental demand, and a real question about traffic and noise if you are buying very close to US 192.

Third, it is a reminder to check timing, not just location. A home bought in 2026 or 2027 near Ovation is being bought before the district opens, on the strength of a 2028 expectation. Ask what happens to your plan if the opening slips, if a district opens in phases, or if the tenant mix leans more toward entertainment and nightlife than family dining.

Start with the Winter Garden area guide, then walk through the steps in the buyers guide. For schools, use the approach on the schools page and check zoning for each exact address.
